Dear Danny Great job! Thanks (by the way, what's wrong with being a physicist?) I have one problem/request: several of the future inhabitants are Mac users (mainly the biologists amont the crowd). I could not open the Mifrat file properly. Is there any way you could also save it in a Mac-friendly format (RTF, perhaps?)? I usually don't have problems with other documents saved in Word for Windows, for instance. Best wishes, Moshe

Good for you! When do you have the time? Well, I like the stone wall that they made near the gate, but I do not like the white color on the top part of the wall - it is too bright and blinding in the sun. I think we would be better off with an offwhite, cream, or pale apricot color for the walls of our houses... We missed one of the meeting where people talked about the windows, doors, floor treatment and ceramics... Is it possible to have a quick summary of what was said? Thank you, Veronique

Ideas and remarks related to internal house design.

I would like to echo the thanks of others to you for your initiative of launching this web site. I had a few comments about the "mifrat": 1) In addition to special sealing under bathrooms, there should be something of that sort under the water heater on the roof in case of leaks, etc. 2) The roof should also have some form of ventilation to the outside so that the deadspace does not become a trap for hot air. 3) Specifications for airconditioners do not yet appear. Niki once told us that he would recommend the involvement of a professional airconditioner consultant. Maybe this is the time to do that. 3) The details of the yard (grass, walkways, patio, water points) will need to be included. Thanks again, Sidney
Hi Daniel, Reading the mifrat, two immediate points: 1) When mentioning the air-conditioning, I think one should worry also about where to put the compressorr and how to "hide" them, both from the asthetic point of view and also noise etc. 2) In a normal Israeli house, the "teivat chashmal" has to be located just at the entrance to the house and therefore one sees a grey ugly box just where you don't want it. The midrat should mention some way of covering it, say swing door integrated with the fence. The same applies to the pach zevel. Micha
Hi again, One more item for the Mifrat. In the chapter of "itum", there is no mention of the itum of the big mirpeset (especially for the one who have chosen the "F" version with a 120/60 divison between the two floors.) Micha
Dear Daniel Thanks for the AMAZING home page. I will be happy to help. Eilam Here are my remarks about the Mifrat, which I think should concern us all (I know some of my remarks are indeed technical but the Mifrat tends to be technical....):

Important: The Mifrat which goes as a Michraz should contain "Ktav Kamuiot" for the "Avnei-Tipus" which include a DETAILED list of items and Quantities. This is a standard for the "Hatza'at Mechir".

Comments to the specific items:

1. - Mivne. Should include also Kitchen (Le'Ma'an Haseder Hatov)

- Itum. The Terasil layers isolation (which were in the previous version) should be indicated (2 or 3 layers).

- Itum. There should be "TeA'lot" around the roof to guide the rain water (NIKUZ Gag and Mirpeset!!!!).

-Kirot HAfrada (Du MishPachti) - Why not using "Itung Mal'e" to reduce noise?

-Tikrat Koma Aleph. Chaser Petach Ivrur Lecha'lal Hagag!

3. Trisim. The previous version included Trisei Glila. Thats an excellent idea. Trisei Shlavim is old fashioned now and some of us would like the option of "Trisei Glila Chashmalim". Its not science fiction. I have seen it in many new houses.

Midot Aronot Mitbach - 6 m is not enough. We measured 7 m in my kitchen (Du).

Mitbach and Anbatia - It is better that all Brazim will be fron metal and not plastic (Tzeva Lavan). Very important!

Chadrei Sherutim - there is no mentioning of the Miklachon in the base floor (Komat Knisa, Sherutei Orchim). It should be mentioned as an option for those who wants the Miklachon.

Chipuiim - It is very standard today to put the Chipuim all the way to the ceiling (In the toilets and baths) to avoid the "Kirot Mitkalfim" Not only 2m.

4. Tzaneret. Some of us like to use Gaz heating. So the Tzaneret Gaz should enable Gaz points in the Salon and in the top floor.

5. By the way, where will the boiler (Dud) be located?????

6.Tashtit. - Mizug. There should be an option for Mizug in the Martef (When applicable)

- Missing a computer link to the institute.

- Chibur Lekav Maim - It should be noted that some of us would like to make the Martef Cheaper and "dry" by NOT INCLUDING Water or Nikuz!!!!!!!!!! That should be taken into account!!!

The Weizmann Mifrat seems to have removed a few things that seem fundamental from the first one printed: Folding ladder from the opening to "Aliyat Gag" and rolling shutters ("Trissim"). Also, it leaves the final design of Pergola for car park open. In the drawings we received, this seemed to be translucent, which seems to defeat part of the purpose of having this pergola. I do not know the significance of having these points before tonight's meeting, nor if it is critical that they really appear in the mifrat, but here they are. Thanks, Sidney
A (partial) answer from Gad Kober regarding the above remarks related to the Mifrat.

I note that most of the remarks re the Mifrat revolve around TECHNICAL details, which belong in the Technical Mifrat to be submitted to the Kablan, and have nothing to do with the Architectural Mifrat, which has to do with the Safety-net. Most of these technical remarks are in any event so naturally included in ANY Technical Mifrat as A MATTER OF COURSE (like Itum Mirpeset), so they could be considered redundant. Of course, if you insist these could easily be included in the Architectural Mifrat. Anyway, Noting all the praise you got for the Site let me join too, and I now admit that contrary to my initial fear I am pleased to see that it was a good way of letting off steam on one hand and allowing free talk to a good end on the other hand.

Hi, We finally managed to print the mifrat and to have a close look.

We have some questions and some suggestions:

- What happens if we make our meshek without external doors - do we have to pay for them anyway?

- Can we have our kitchen made by our own carpenter?

- Do the shutters (trissim) have steel reinforcement - for security purposes and for the insurance purposes?

- Do we plan a satellite dish for the whole neighborhood?

- Where will be the gas tanks for the whole neighborhood?

- Is it possible not to have a front yard wall with the street? We would like to have it further down in the garden (as a back-yard wall)?

- Finally, I think it would be nice if the "Kablan" was giving 2 or 3 options for everything (doors, windows, taps, floors, etc.) with different prices so we can choose according to our needs and our purse. The Machon could choose the option to evaluate how much the house cost in the end. Regards, Veronique

Hi, Following are a few comments regarding the mifrat - most of them pertaining the Du's:

1. Does the suggested partition between the adjacent Du's provide efficient acoustical isolation?

2. Jehuda has already noted the different size of the kitchen carpentry for the Du. In principle a kitchen is a kitchen and there is no reason to allocate less for the carpentry in the Du's. Otherwise everything else should be reduced proportionally...

3. In the Du's the staircase, lacking any source of natural light, should get light from the roof on the second floor.

4. For all types, suggest very much that all the bathroom windows be with trisim + halon kis and not kip. That assures good ventillation as well as privacy even in summer when the glass window is open. Alex

Our architect (Hana) pointed out that the mifrat should not use the term shaveh erekh but should read instead "shaveh erekh hashuk." The example she gave to support this is as follows:

If we decide that instead of a Pladelet decorativit we would prefer a door from a private carpenter and we price a Pladelet at 4000 NIS and pay 6000 for a better door, we would expect the kablan to charge us the difference of 2000. The catch is that the kablan gets much better prices, say 3000 for the same Pladelet, and thus we would end up paying more of a difference than we anticipated. The solution is for the wording to include "erekh hashuk".

12/7/99: Whereas kitchen and bathroom cupboards are specifically mentioned, there is no mention of other closets (those which would be in each bedroom, possibly in hallway, etc.) These closets can be quite expensive but certainly add to the value of the house and if they could be included in the mifrat, it would be to everyone's benefit, also set some standard for how these could be done..
